Where the numbers come from.
Every figure in a PropIntel report either comes from a named source or is computed from inputs you can see and edit. This page lists all of them, how current they are, and where the limits are.
Coverage is the United States only. Data quality varies by county: some publish rich, current records, others publish little.
Comparable sales, ARV, market rent, property facts
A licensed US property-data provider that aggregates county assessor and tax records with nationwide listing data. Supplies recent comparable sales, an estimated after-repair value with a low-high range, estimated market rent, and property attributes such as beds, baths, square footage, year built and lot size.
How current: As current as the source records. Sale and assessment figures reflect the most recent data the county has published, which can lag a closing by weeks.
Property taxes for a new buyer
This one is ours. A county's recorded tax is the current owner's bill, and in Florida a homesteaded owner's assessed value is capped by Save Our Homes, then resets to market value when the property sells. Using the recorded figure understates an investor's real tax, often badly. PropIntel models the buyer's likely bill from the published total millage for the specific taxing area.
How current: 2025 millage tables. Rates are adopted annually each autumn and we update after certification.
ZIP-level market statistics
Median sale price, average price per square foot, average days on market, active sale and rental listing counts, and median rent for the property's ZIP code.
How current: Cached for up to 30 days to avoid re-billing the same lookup.
Mortgage interest rates
The 30-year and 15-year national average rates (series MORTGAGE30US and MORTGAGE15US), used only to pre-fill the rate field. Always editable, and you should replace it with a real quote.
How current: Published weekly on Thursdays. We refresh twice daily.
Homeowners insurance estimate
A screening estimate derived from state-level averages, with an uplift for coastal and hurricane-exposed Florida ZIP codes. Its job is narrow: stop a blank insurance field from silently inflating cash flow. Real premiums vary enormously with roof age, wind mitigation, flood zone and claims history.
How current: Calibrated to 2024-2025 state averages.
Property condition and repair estimates
Condition scoring and repair ranges are generated from photographs you upload. The model can only judge what the camera can see. It cannot assess anything behind a wall, under a floor, or outside the frame.
How current: Generated at the time you run the assessment.
Parcel-level property tax
For these Florida counties, PropIntel applies the exact published total millage for the property's municipality rather than a county or state average. Rates include county, school, municipal, water management and special district levies.
Everywhere else, tax is estimated from a blended non-homestead rate for the state. That is a reasonable screening figure, not a parcel calculation. We are adding counties by demand, so tell us where you invest.

- -Not an appraisal. ARV, rent and comp figures are informational estimates generated from comparable listings and public records. Only a licensed appraiser can produce an appraisal.
- -Not an inspection. Photo condition assessment is a screening tool. It does not replace a licensed home inspector.
- -Not a loan offer. Rates and payment figures are estimates. Your actual terms come from a lender.
- -Not financial, legal or tax advice. Verify anything that matters with the county and with licensed professionals before you make an offer.
When the data is thin
Some properties have no usable county record, and rural areas often have too few recent sales to support a reliable comp set. When that happens PropIntel tells you rather than filling the gap silently: missing fields are flagged so you can enter them yourself, and estimated figures are labelled as estimates.
You can always type in your own numbers. Every pre-filled value is editable, and a report built entirely from your own figures works exactly the same way.
