Privacy Policy

When you use PropIntel AI, you may provide: account information such as your email address and password (passwords are handled by our authentication provider and are never visible to us in plain text); property report inputs such as addresses, purchase prices, rents, expenses, financing details, and notes you enter; property photographs you upload for a photo condition assessment; saved reports and condition assessments, including the AI-generated analysis, stored with your account; and messages you send through our contact form, including your name and email address. If you are not signed in and you request a PDF from the public Sell or Rent calculator, we save that comparison together with the property address and the email address you enter — the calculator itself sends nothing until you ask for the PDF.

We collect basic usage and analytics data — pages visited, general device and browser information, and approximate location derived from your IP address — through our hosting provider's analytics. We use strictly necessary cookies to keep you signed in; we do not use third-party advertising or tracking cookies.

We use your information to operate the service: to create and secure your account, generate the property reports and condition assessments you request, pull comparable-sales data for addresses you look up, process your subscription payment, send you account and password emails, respond to your messages, and maintain and improve PropIntel AI. Where you have asked us to save a Sell or Rent comparison to your email address, we may also send you occasional updates about PropIntel AI; every such email carries an unsubscribe link, and unsubscribing does not affect the report you requested. We do not sell your personal information.

PropIntel AI runs on trusted third-party services, each of which processes data under its own privacy policy:

• Supabase — stores your account, saved reports, condition assessments, and uploaded photos, and handles authentication. Privacy policy.
• Vercel — hosts the website and provides usage analytics. Privacy policy.
• Anthropic — our AI provider. The property inputs and photographs you submit are sent to Anthropic's API to generate your report or condition assessment. Privacy policy.
• RentCast — provides comparable-sales, valuation, rent, and property-record data. When you run a comp lookup, the property address is sent to RentCast to retrieve those records. Privacy policy.
• Stripe — processes subscription payments. Your card details are entered directly with Stripe; we never receive or store them. Privacy policy.
• Resend — sends transactional emails such as password resets, and receives the recipient email address. Privacy policy.

Property inputs and photographs are sent to our AI provider only to generate the analysis you request. We do not use your data to train AI models, and our AI provider (Anthropic) does not train its models on data submitted through its commercial API. Anthropic may retain API inputs and outputs for a limited period — generally up to 30 days — for operational and trust-and-safety purposes, after which they are deleted. AI-generated reports are estimates for informational purposes only and are not an appraisal or professional advice.

We keep your account data, saved reports, condition assessments, and uploaded photos for as long as your account is active. Contact-form messages are retained for up to 24 months. Server and analytics logs are retained for up to 90 days. Encrypted database backups are kept for up to 30 days before being overwritten. When you delete an item or your account, it is removed from active systems promptly and purged from backups within 30 days.

You may access or update your reports at any time from your dashboard, and delete individual reports, assessments, or photos yourself. Depending on where you live — for example under the California Consumer Privacy Act or the EU/UK GDPR — you may have rights to access, correct, delete, or export your personal information, and to object to certain processing. To exercise any of these, email us at the address below and we will respond within the time required by applicable law.

To delete your account and all associated data, email us at the address below from your account email. We remove your account from active systems within a few business days and purge it from backups within 30 days, except where we are required to retain limited records (for example, payment records Stripe keeps for tax and accounting purposes).

Data is encrypted in transit and at rest by our infrastructure providers. Access to your reports and photos is restricted to your account through database row-level security. No system is perfectly secure, but we take reasonable measures to protect your information.

PropIntel AI is not directed to anyone under 18, and we do not knowingly collect personal information from children.

We may update this policy as the service evolves. Material changes will be reflected in the effective date above, and significant changes may be communicated by email.
