Cap rate is annual NOI divided by purchase price. NOI excludes your mortgage — it's the income the property produces before financing — so cap rate lets you compare two buildings regardless of how each is financed. As a rough guide, higher cap rates mean more income per dollar of price (and often more risk or work); lower cap rates typically show up in pricier, more stable markets.
